The National Energy Policy Act (aka EPACT) of 2005 provides the most significant incentive for lighting upgrades. Some call it the “commercial building tax deduction.” The act allows for energy efficient building upgrades, which include energy efficient lighting. The total amount of the deduction is limited to$1.80 per square foot of the portion of the property the work was performed. The total of the deduction that you can qualify for depends on the scope and the cost of the retrofit. The other factor to consider is the level of reduction achieved. The minimum reduction of 20% is a key to qualifying for this incentive. Although this program is designed primarily for building owners, managers of rented or leased facilites who make comparable upgrades are also eligible. The program has been extended and is schedule to end January 1, 2014. Typically, the cost saved in utility usage alone is enough to warrant a payback in two to three years with utility rebates. The combined utility rebate along with the commercial building tax deduction make “going green” a no brainer. The added benefit to upgrading your lighting is that you can also redesign your layout to be more efficient and with the new lighting technology, your maintenance should be reduced as well. For more information, or to schedule your building lighting audit, please call All Reach Property Lighting at 720-233-8800.

Incandescent Lamps Going Away Manufacturing of the bulbs will be banned, gradually, starting in 2012 with the high-wattage 100-watt bulbs. The 75-watt bulb will follow in 2013, then the 60- and 40-watt in 2013. While compact florescent light, CFL, has been around for more than a decade, electric device manufacturers and energy conservation specialists are scrambling to educate consumers on purchasing both CFL bulbs and a new generation of halogen incandescent or cutting-edge LED bulbs, the new “green lighting” solutions. With the growing prominence of the energy-saving compact florescent bulbs and the scheduled incandescent phase out, other numbers come into play -lumens and kelvins. CFLs cost more than three or four times incandescent bulbs. But an average CFL bulb can save the user between $30 and $60 through its lifetime. For additional information, please contact All Reach Property Lighting, 720-233-8800. We can discuss a lighting audit and the rebates you qualify for by upgrading your lighting to a more energy efficient system.

No Better Time to Upgrade Existing Lighting Systems The Common Lamp’s Failure The common incandescent lamp, fluorescent lamp, energy-saving lamp, and other gas-discharge lamps are all equipped with an electrode (filament) which is what causes these lamps to fail prematurely. The induction lamps are not equipped with an electrode instead they emit light by the combination of the principles of both electromagnet induction and fluorescence discharge, thus there is no component (filament) that limits the service life. The service life depends on the quality of the electronic components. The general service life could reach 100,000 hours compared to 20,000 for typical HID lamps. Up to 60-65% Energy Savings In comparison to traditional HID luminaires induction lamps provide energy savings up to 60-65%. Savings occur in part because lumen depreciation is dramatically reduced with induction lamps (max 30% depreciation from 60,000- 100,000 hours) compared to HID lamps (40% depreciation at 8,000 hours). This allows for much lower wattage lamp to be installed since HID lamps need to be installed with much higher initial lumens than are needed to offset the fast lumen depreciation that is inevitable with HID lamps. Induction Lamps Last up to 4 x’s Longer Since induction lamps have up to a 100,000 hour rated service life, they can be expected to last four to five times longer than HID lamps assuming typical usage. This results in dramatically reduced re-lamping and labor costs that are associated with HID lamps. In addition, induction lamps use 1/3 the amount of mercury as HID lamps and it is in the form of solid mercury amalgam so they don’t have an adverse impact on the environment even if broken. It also has a 99% coefficient of recovery which provides true environmental protection and is the definition of a green light source. Call All Reach Property Lighting to perform a lighting audit today, 720-233-8800.
